If you're putting in a laundromat, a multifamily laundry room, or a linen operation, the plumbing has to be built for how the machines actually run, not how they look on the spec sheet. Commercial washers dump a lot of water fast and do it over and over all day. Size the system for that reality and it holds up. Size it like a house and you'll be chasing backups from day one.

Here's how I look at a commercial laundry job before anything goes in the ground.

Why Can't I Just Scale Up Residential Plumbing?

A home washer runs a load or two a day. A commercial bank of machines runs constantly, and they all want to drain at the same time when a cycle ends. That surge is the whole problem.

Residential drain sizing assumes light, spread-out use. Put that same logic behind a row of commercial washers and the drains can't clear the volume fast enough. Water backs up, floods, or gurgles out of the lowest fixture in the building.

The other piece is hot water and, in a lot of setups, gas. High-capacity machines pull hot water hard and fast. If the supply and the water heating can't keep up, the machines slow down and your throughput drops. That's lost revenue in a laundromat and complaints in a multifamily building.

So no, you can't just take a house layout and make the pipes bigger. The whole system gets designed around peak simultaneous demand.

What Drives How the Drains Get Sized?

The drain side is where most commercial laundry jobs live or die. A few things I'm looking at on every project:

  • How many machines, and their individual discharge rate
  • How many are likely to drain at the same moment during peak
  • The run to the main and how much fall I have to work with
  • Whether the layout calls for a trench drain or a laundry tray setup
  • Lint and solids, which build up and choke a drain that's sized too tight

Lint is the quiet killer here. Commercial washers push out a huge amount of it, and it collects in traps and long horizontal runs. If the system isn't sized and sloped right, or doesn't have the interceptor arrangement the job needs, you're calling somebody out to snake lines constantly.

I build in the capacity and the access to deal with that from the start. It's a lot cheaper than tearing into a slab later.

What About Water Supply and Backflow?

The supply side has to feed every machine at peak without the pressure sagging. When a bank of washers all open their fill valves together, weak supply lines show themselves immediately. Machines take forever to fill and cycle times stretch out.

I size the hot and cold mains for that simultaneous demand, not the average. That means looking at the real machine count and their fill rates, then building the branches to match.

Backflow protection is part of any commercial water job like this. What exactly is required for your building and your setup is something to confirm with the local authority having jurisdiction before you frame anything in. They'll tell you what applies to your address, and I build to it.

How Does Foley and Baldwin County Factor In?

Building anywhere along the Gulf Coast means dealing with our water table and our slab-on-grade construction. A lot of the commercial work going up around Foley, out toward the OWA area and the retail corridors, is slab construction. That means your drain layout has to be right before the concrete pours, because there's no easy do-over once it's set.

Our humidity and heat also mean condensation and standing water get nasty fast if a drain doesn't clear the way it should. Lint plus warm standing water is exactly the kind of mess you don't want under a busy laundry.

I've done commercial laundry plumbing in Baldwin County long enough to know where these jobs get shortcut, and it's almost always in the underground rough-in. That's the part nobody sees and the part that's most expensive to fix. Get it right the first time and the building runs quiet for years.

When Should I Get You Involved?

The earlier the better, and I mean during design, not after the slab is poured. Once I know the machine count, the layout, and where the main and gas run, I can lay out drains, supply, and venting that carries the real load.

Bring me in while it's still lines on a plan and I can flag the spots that will cause trouble later. Vent runs, drain fall, where the interceptor sits, how the hot water gets sized. Those decisions are cheap on paper and expensive in concrete.
