What is backflow and why does it matter on a commercial building?

Backflow is exactly what it sounds like. Water is supposed to move one direction, from the city main into your building. Backflow is when that flow reverses and water inside your building gets pulled back toward the main.

That reversal happens two ways. A pressure drop on the city side, like a main break or heavy fire-department draw, creates suction that pulls water backward. Or pressure inside your building climbs higher than the supply, like from a boiler or a pump, and pushes water back out.

The problem is what that reversing water carries. On a restaurant it might be grease-line or dish-pit water. On a commercial laundry it might be chemicals. On a convenience store with a soda system it might be carbonation and syrup. A backflow assembly is the check that stops all of that from ending up in somebody else's drinking water.

Which commercial properties need it most?

Any building where the water touches something you would not want to drink is a candidate for a real backflow assembly. In my day-to-day around Baldwin County, the common ones are the same handful of buildings you see going up along the 98 corridor and through downtown Fairhope.

These assemblies need to be tested, and if I bury one behind finished work or jam it into a spot nobody can reach, that becomes your headache every year after. So I place it with access and drainage in mind, and I size it to the demand of the building instead of just dropping in whatever fits.

Does the assembly need testing after it's installed?

Yes. A backflow assembly is a mechanical device with internal checks and springs, and those wear. It is not a set-it-and-forget-it fitting. Testing confirms the checks are still holding and the device is doing its job.

What the testing schedule is, who has to keep the records, and what your specific water authority requires is a question for your local utility or permitting office. Those rules are set by the authority that serves your address, and they can tell you exactly what applies to your building before you commit to anything. I would rather point you to the people who set the rule than guess at it for you.

What I can tell you is that a device that fails a test needs repair or replacement, and on the commercial side that is not something to sit on. If yours is failing, that is worth handling quickly.

The honest answer is that it depends on the building. A single small assembly on a new store is a different job than protecting a full restaurant kitchen, an irrigation system, and a fire line all on one property.

What moves the number is the size of the assembly, how many cross-connections you have, where the device has to sit, and whether we are working clean on new construction or retrofitting into a building that is already open and running. Freeze protection and access work add to it too.
